Cast Iron Drain Replacement in Tampa Bay

Old cast iron drain lines can crack, scale and rust through, causing slow drains, backups and odors.

Drains are a different system

Your water supply lines bring clean water in under pressure. Drain lines carry waste water out by gravity. A whole-home repipe usually replaces supply lines only. Drain lines are a separate job, and in many older Tampa Bay homes they are cast iron running under the concrete slab.

Cast iron drain pipe is common in homes built before 1975. (Source: Claims Journal, June 20, 2022) Over time, the inside can rust and build up scale that narrows the pipe and catches debris. Pipe can also crack, especially where the ground has shifted or roots have found a joint.

Signs of failing cast iron drains

  • Slow drains in several fixtures, not just one
  • Repeat clogs that come back soon after clearing
  • Gurgling toilets or drains
  • Sewer odors inside the house
  • Backups in a tub or shower when the washer drains
  • Damp spots or cracks in flooring over the slab

Start with a camera inspection

Before deciding anything, ask for a video camera inspection of the drain lines. A plumber feeds a camera through a cleanout and records what the pipe looks like inside: scale, cracks, sags, roots or collapsed sections. Ask for a copy of the video and a written summary. That record is useful for comparing quotes and for any insurance conversation.

Not every cast iron line needs full replacement. Industry speakers quoted in a 2022 Claims Journal article noted that many clogs can be cleared with water jetting or augers, and that some pipe can be cleaned and lined rather than dug up. (Source: Claims Journal, June 20, 2022) The right answer depends on what the camera shows.

Your options

  • Cleaning: hydro-jetting or descaling to restore flow when the pipe is intact
  • Spot repair: replacing one damaged section
  • Lining: installing a new liner inside the old pipe, which can avoid breaking up floors in some cases
  • Replacement: new PVC drain lines, often through trenches cut in the slab or tunnels under it

Replacement under a slab is a bigger project than a supply repipe. It can mean cutting floors, moving cabinets and replacing flooring. Ask each contractor to explain the method, the access plan, the permit and who restores floors.

Insurance and cast iron

Cast iron claims are a frequent source of disputes in Florida. Many policies exclude gradual wear or long-term leaks, and courts have ruled both ways depending on the policy wording. (Source: Claims Journal, June 20, 2022) Read your policy, talk to your agent and keep the camera video. Be cautious of anyone promising a large insurance payout before an inspection.

Cost

Drain work costs vary widely with the method, the length of pipe and how much floor needs to be opened. Get at least two written quotes based on the same camera inspection so you are comparing the same scope.

Common questions

Is drain replacement part of a repipe?

Usually not. A repipe replaces water supply lines. Drain replacement is quoted separately.

Can I live at home during drain replacement?

Often, with limits on using fixtures while lines are open. Ask your contractor how they stage the work.

Will insurance pay to replace cast iron?

It depends on your policy and the cause of damage. Ask your agent and read the exclusions.
